Don't try and make the investment the way you want it..even though I take pride in having things the way I like them, it may not sell.
I took a chance on the last one and built an enormous deck at the front of the house to take in ocean views - it paid off, as everyone was drawn to the deck, but I need to tell you that wood ain't cheap...however, you may get the job done for between $3000-4000 and it will attract attention.
Make sure to get 3 quotes on every job and check out the standard of tradesmen. Ask them to give you names and addresses of where they have completed work. This will save you a painful and expensive experience.

You must buy below market value which means you do a lot of research on the ideal buy.
AND...no structural work..please..replace doors..OKAY..not build verandas or new rooves.
You see you have to get really "CUTE" about how you spend your money.
AND..when you go shopping you make a list of the renovations needed and you price each one..you can get quotes...and if it's going to cost more than your budget..you don't buy...or you slash the purchase price by the amount it will cost.
Do what I say here and you have already made money!

My next door neighbour was selling his house but the sale fell through. He was selling the place, "a YUK place", without lifting a finger to improve the look or smell and then the "sale fell through".
I knew because of our own past investing that we were in a good area and that with some money spent we would make a profit. We bought it and I spent 3 months on it - hired tradesmen, had a few headaches, broke concrete, did the exterior paint on the walls and cleaned up the rubbish.
My wife and I ripped out the carpets and paid someone to varnish the floorboards and someone else to varnish all the woodwork.
What we bought for $270 000 we were able to sell for $430 000. Now it wasn't all profit, but we were happy with the price improvement we achieved.
It took us 12 months to sell. Not a bad wage for 3 months work.
Our budget was $20 000 and I think we went over by about $3000.
